Remote management of a property in Morocco relies on a notarized power of attorney specifying acts, term and fee. Tourist or standard rental, distinct tax rules, filing before March, repatriation via approved bank or convertible account, insurance 500‑1500 DH/yr.

Managing your property in Morocco during the summer: what you need to know

The foundation of all remote management remains the notarised power of attorney. It must precisely identify the property, address, land title or property number, and list the authorised acts: signing leases, collecting rents, paying charges, approving repairs up to a set limit, representation with the syndic and public services. The duration of the mandate and any remuneration of the attorney are also recorded in it. In France, this deed costs between 150 and 400 euros depending on the practice, with an extra 50 euros for the apostille if requested. A national register of powers of attorney, currently being rolled out, will soon allow verification of the document's authenticity online.

Regarding letting, two options are possible. For tourist lets, you either manage directly via platforms with a trusted person on site for check-ins and check-outs, or via a concierge service which takes 15% to 25% of turnover in exchange for full management. Tax treatment differs depending on the type of lease. Standard rents benefit from a flat-rate allowance of 40% before being taxed on the progressive scale of 10% to 38%. Professional leases, meanwhile, have been subject since 1 July 2026 to a 5% withholding tax creditable against the final income tax. Short-term letting switches to VAT above 500,000 DH of annual turnover, otherwise it falls under the professional tax only.

The annual property income declaration must be filed before 1 March on simpl.tax.gov.ma or via an agent. To repatriate funds to Europe, the rule is simple: the amounts must be declared in Morocco and the transfer goes through an authorised bank which will require the title deed, lease or proof of rental income, and a tax clearance certificate. Since the 2023 Finance Act, this income can also be held in a convertible dirham account (CDC) and transferred in foreign currency at any time. The France-Morocco convention avoids double taxation: tax is paid in Morocco, declared in France via form 2047, and a tax credit equal to the Moroccan income tax paid is reclaimed.

Home insurance for a standard flat represents a budget of 500 to 1,500 dirhams per year depending on the property value and cover chosen. A fixed expense to factor into ongoing management, on a par with co-ownership charges or works approved under the power of attorney.
